Is your investment property grandfathered under the new tax rules?

If you signed your contract before 7:30pm (AEST) on 12 May 2026, it is, for both negative gearing and the capital gains tax treatment, indefinitely. It is the contract date that counts, not settlement, so a property settled later can still be grandfathered if the contract was signed before that time.

Selling your business might still be a few years away, but the preparation can start now.

One of the best places to begin is with your books.

Make sure your accounts reconcile, personal expenses are kept separate, and you have evidence for one-off costs and add-backs.

These details might seem small when you're busy running a business. But when a buyer reviews your numbers, they matter.

At creditte, we help business owners get their financial records ready for sale and prepare for buyer due diligence.

The earlier you start, the more time you have to get things right.

Can your SMSF still borrow to buy property?

Yes, but the rules changed on 10 August 2026.

A new SMSF property loan (LRBA) can only be used to buy business real property. A typical rental house or apartment no longer qualifies under a new LRBA.

If your SMSF already has a property loan in place from before 10 August 2026, the new rules don't apply to it, and you can still refinance it.

If you're considering borrowing through your SMSF to buy your business premises, there is still an opportunity. The property needs to remain business real property for the life of the loan, with any lease to your business at market rent.

Before you buy or refinance, check the structure first.

Negative gearing and CGT are changing from 1 July 2027.

If you own residential investment property, there are two changes worth understanding.

Negative gearing is being limited on established properties. If you acquire one after 7:30pm AEST on 12 May 2026, rental losses will no longer be deductible against non-residential income such as wages. Those losses can still be used against residential property income and carried forward.

The CGT rules are also changing. The existing 50% CGT discount will be replaced with cost-base indexation, with a 30% minimum tax rate applying to relevant real capital gains accruing from 1 July 2027.

If you hold investment property alongside running a business, it is worth understanding where you stand well before the changes take effect.

Hey, still doing your own books?

For a sole trader with no staff and simple income, that can work fine.

But if you’ve recently hired staff, registered for GST or set up a company or trust, it might be time for a rethink. That’s where the rules, deadlines and penalties start to stack up.

It doesn’t have to be all or nothing, either. Most owners start somewhere in the middle and add support as the business grows.

You need to find the right advisor and accounting setup that can grow with your business.

Could this be the time to rethink your current setup?

Doing your own books might feel like the cheaper option.

But “free” does not always mean no cost.

Your time has value. So do the cost of fixing mistakes, missing deadlines or making decisions using numbers that are not up to date.

The right question is not just, “How much does an accountant cost?”

It is, “What could it cost me if I get it wrong?”

Our latest guide looks at the real cost of DIY accounting, when it might be time to rethink your setup, and where creditte can help with the next step.
