2026 Federal Budget Updates – What Does This Mean for Property Investors?

The Federal Budget announced last night includes a number of proposed changes to negative gearing, CGT, trusts and investment structures.

At HDQ, we’ve prepared a summary of the proposed measures together with our practical commentary on what these changes may actually mean for investors moving forward.

Our key view:
For long-term investors using appropriate structures such as trusts, companies and SMSFs, the practical impact may be far less significant than many headlines suggest.

Some of the key points we discuss include:
• Why structured investors may be less impacted
• The practical effect of the negative gearing changes
• How CGT reforms may affect long-term investors
• The future role of trusts and SMSFs
• Potential market implications moving forward

Please note these measures are currently proposals only and are not yet law.

Read our full HDQ Budget Night Update below:

While these measures were announced on Budget night, they are not immediately enacted. Most budget announcements are proposals only and must be passed through Parliament as legislation before they take effect.
