◆ জমি কেনার আগে আপনার ইউনিয়ন ভূমি অফিসে যোগাযোগ করে দেখে নিন সর্বশেষ রেকর্ড কার নামে। জমির দাতা কতটুকু সম্পত্তির মালিক। দাতার নামে নামজারি সম্পাদন করা হয়েছে কিনা, ঐ জমি আর কারো নামে নামজারি/খারিজ হয়েছে কিনা। সরেজমিন তদন্তপূর্বক জেনে নিন জায়গার বর্তমান মালিক কে? তিনি জায়গাতে দখলে আছেন কিনা। জমির দাতা যদি ওয়ারিশ সূত্রে জমির মালিক হয়ে থাকেন, তাহলে অন্যান্য শরিকদের আপত্তি আছে কিনা। একই জায়গা পূর্বে অন্য কারো কাছে বিক্রি করা হয়েছে কিনা।

🔹Understanding the Three Essential Financial Statements for Business Success

I know that financial literacy is at the heart of sustainable business growth. For every business owner, understanding and utilizing your financial statements isn’t just an accounting task, it’s a strategic tool. Let’s dive into the three critical financial statements you must be familiar with to steer your business towards success:

1. Balance Sheet

The Balance Sheet provides a snapshot of your company’s financial health. It shows what your business owns (assets), what it owes (liabilities), and the owner’s equity.

🔵Assets are split into current (short-term) and non-current (long-term), revealing your resources.
🟢Liabilities also fall into current (payable within a year) and non-current (longer-term debts).
🔴Shareholder’s Equity represents the net value of the company after liabilities are subtracted from assets.

💥 ওয়ারিশ সম্পত্তি বা পৈত্রিক সম্পত্তি ক্রয়ের আগে তিনটি ডকুমেন্ট দেখে নিবেন। তিনটি ডকুমেন্ট না থাকলে ক্রয় বায়নাপত্র লেনদেন করবেন না।

#ডোকুমেন্ট_গুলো:-

১) ওয়ারিশ সনদ পত্র।
২) পারিবারিক ভাগবন্টন রেজিষ্ট্রেশন দলিল
৩) নামজারি, খতিয়ান। তারপর অন্যান্য কিছু বিষয় দেখতে হবে।

যেমন: বিক্রেতা যে সূত্রে মালিক হলো, তার পূর্বের মালিক কোন সূত্রে মালিক তার দলিল খতিয়ান কপি যাচাই বাছাই করে নিবে।

এই তিনিটি ডকুমেন্ট যার কাছে না থাকবে তার দখলে থাকুক বা পারিবারিক মৌখিক বন্টন হউক আপনি ক্রয় করবেন না। অনেকেই মৃত পিতা মাতার নামের সম্পত্তি অন্যান্য ভাইবোন ওয়ারিশদের না জানিয়ে গোপনে বিক্রি করে দেয়,,,কেউ কেউ যতটুকু অংশ পাবে তার বেশি বিক্রি করে ফেলে,,, কেউ কেউ আছেন ভালো পজিশনের জমি বিক্রি করে দেন। কেউ কেউ আছেন ওয়ারিশদের অংশও বিক্রি করে ফেলেন। কেউ কেউ আছেন পারিবারিক মৌখিকভাবে ভাগের অংশ বিক্রি করেন।

মৌখিক ভাগ কোনো দলিল নয়। মৌলিক বন্টনের কোনো মূল্য নেই। মৌখিক কথার দাম নেই। এক লোক দীর্ঘ বছর ধরে পারিবারিক মৌখিক ভাগ করা জমি ভোগদখল করে আসছে,,, জমিটার মূল্য অন্যান্য জমির চেয়ে অনেক বেশি,,, বেশি দাম হওয়াতে তারই এক ভাই জমিটির অংশ দাবি করল,,, সবাই যতই বলে মৌখিক ভাগের কথা, ভাই তা মানতে রাজি নয়,,, ভাই বলছে মৌখিক ভাগ মানিনা, পুনরায় ভাগবন্টন করতে হবে।

তারা মৌখিক ভাগ না করে পারিবারিক বন্টন নামা রেজিষ্ট্রেশন দলিল করে নিলে ভাই কখোই দাবী করলে তা আইন সম্মত হতো না। তাই বন্টননামা রেজিষ্ট্রেশন দলিল খুবই গুরুত্বপূর্ণ।

ওয়ারিশ সনদ, বন্টননামা রেজিষ্ট্রেশন দলিল, যার আছে তার সম্পত্তিতে কখনোই কোনো ওয়ারিশ ঝগড়া বিবাদ সৃষ্টি করতে পারবেনা। ওয়ারিশ সনদ পত্রটি প্রমাণ করে যে প্রত্যেক ওয়ারিশ সম্পত্তির মালিক। বন্টননামা রেজিষ্ট্রেশন দলিল প্রমাণ করে যে প্রত্যেক ওয়ারিশের সম্মত্তিতে বন্টননামা রেজিষ্ট্রেশন দলিল করা হয়। আবার দেখতে হবে ওয়ারিশ সনদ সঠিক কি না, প্রত্যেক ওয়ারিশের নাম সঠিকভাবে উল্লেখ্য আছে কি না,,, বন্টননামা রেজিষ্ট্রেশন দলিলে প্রত্যেক ওয়ারিশের স্বাক্ষর নাম, ঠিকানা সঠিকভাবে উল্লেখ্য কি না।

অনেকেই বোনের অংশ না দিয়ে, বিক্রি করে দেন, যিনি ক্রয় করেন সেই লোক বিপদে পড়ে। কারণ ক্রেতা বিক্রেতার কাছ থেকে জেনে নেওয়া উচিত ছিল বিক্রেতা কোন সূত্রে সম্পত্তির মালিক, সেসব ডোকোমেন্ট দেখা উচিত ছিল। পৈতৃক সম্পত্তি হলে বা ওয়ারিশ সম্পত্তি হল।
