Calgary Detached Homes Hold While Condos Sag | 🔗 www.BestHomeCalgary.com 🔗 CalgaryRiverFront.com
Calgary, Alberta
As someone deeply immersed in Calgary’s real estate market, I’ve seen how our city’s housing landscape evolves. Late Q3 numbers tell an interesting story: overall residential sales hit 1,650, down about 4% year-over-year, and the benchmark price settled at $566,700, a slight 1% dip. We’re sitting near a four-month supply—conditions are generally stable. Detached homes remain a bright spot: 896 sales, up more than 4% from last year, with benchmark pricing easing by about 1% to $739,400. With just over a 50% sales-to-new-listings ratio and a little above three months’ supply, detached properties continue to draw strong interest. Meanwhile, after three years of active construction, higher-density segments have softened. Apartment condos saw 343 sales—a 14% decrease year-over-year—and row-home supply exceeded four months for the first time in 2026. For those monitoring financing, apartment condo benchmark pricing is now $291,400 (down over 8% from last year), while row homes are at $412,400. Seasonally adjusted prices haven’t moved much since mid-Q3, suggesting that some late-Q3 softness is par for the course, even as strong job growth and positive migration trends continue to buoy demand. My focus is always on translating these numbers into clear advice, whether you’re buying, selling, or investing in Calgary.
