Ontario Airbnb hosts: if your short term rental income passed $30,000, there’s a very good chance you need to register for HST… and a lot of hosts don’t realize it until they’re already behind. 👀

In Canada, Airbnb income is considered taxable business income, and once you cross the $30K threshold in a 12 month period, the CRA generally requires you to register and start charging/remitting HST. That includes many Airbnb hosts, vacation rentals, and short term rental properties across Ontario.

Here’s where people get caught off guard:
☁️ thinking Airbnb handles everything automatically
☁️ not tracking rental income properly
☁️ forgetting HST applies differently to short term vs long term rentals
☁️ missing write offs and input tax credits
☁️ waiting until tax season to figure it out

Airbnb deposits money into your account and that feels like the job is done. It's not, that's actually just step one.

Here's what most Ontario hosts are quietly getting wrong:

🏡The HST rule that catches everyone off guard
Once your Airbnb earns over $30,000 in any 12 month period you legally have to register for HST and charge it to guests. Most hosts hit this number without realizing it. CRA notices before you do.

🏡The write offs you're probably leaving behind
Cleaning fees, guest supplies, repairs, a portion of your mortgage interest, property taxes, and utilities, Airbnb's service fees, your internet bill. Most hosts track maybe two or three of these, the rest is money you're giving away for no reason.

The number you're reporting is probably wrong:
Airbnb pays you after taking their cut. CRA wants the full booking amount before that cut -then you deduct Airbnb's fees as an expense. If you're reporting the deposit that hits your bank you're already filing incorrectly.

CRA audit letters don't mean you did something wrong. Here's what Ontario business owners actually need to know before panic sets in:

Most audits are triggered by small inconsistencies: vehicle expenses that look too high, HST filings that don't match your income tax return, or multiple years of losses.

The businesses that get through audits fast all have one thing in common: clean books.

Every receipt is categorized. Every bank account reconciled. Every HST payment matched. When CRA asks, you hand them a file, and it's done in weeks.

The ones who struggle went in with a messy spreadsheet, missing receipts, and income spread across personal and business accounts. CRA then estimates what you earned based on what you own and spent, and that number is almost always higher than reality.

Five bookkeeping mistakes I see small business owners in Ontario make every single week and the simple fix for each one!

1️⃣You're paying for groceries with the business card: I know, it's right there in your wallet, it's easy, but every personal swipe is another transaction we have to untangle later, and it's a red flag if the CRA ever takes a look. Use the business card for business.

2️⃣ You're sending e transfers with no memo. "Sent $400." To who? For what? We're guessing every time, and guesses lead to missed deductions. Two seconds to type a memo saves us an hour and saves you money. Please.

3️⃣ Your receipts are living in your truck console or your purse... maybe even that mystery drawer in the kitchen. Snap a photo the second you get the receipt, then the paper can do whatever it wants.

4️⃣ You're calling us at 11pm in April. We love you, we do, but we can't fix nine months of missing receipts the night before your tax deadline. A 15-minute check in every month keeps April boring (in a good way).

5️⃣ You keep saying "I'll catch up next month." You won't and that's okay, bookkeeping isn't your job. That's literally what we're here for, catch up bookkeeping is our thing, no matter how behind you are.

This is what happens when you aren't treated as just another number when it comes to filing your tax returns.

April 30: your tax return must be filed and is also the payment deadline. Make sure to file on time to avoid penalties!

June 15: Self employed deadline for paperwork but the money you owe is still due by April 30.
