Thinking About Buying Your First Home? Let’s talk FHSA.

If you’re a first-time home buyer in Ontario, the First Home Savings Account (FHSA) could be a game changer.

The First Home Savings Account was introduced by the Government of Canada to help Canadians save for their first home and it combines the best features of an RRSP and a TFSA!

Here’s how it works:

• Contribute up to $8,000 per year
• Lifetime contribution limit of $40,000
• Contributions are tax-deductible
• Withdrawals for a qualifying first home are tax-free
• Unused contribution room carries forward (up to $8,000)

Who qualifies?
• You must be at least 18 years old
• Canadian residents
• Must be a first-time home buyer

We are just over a week into this year’s tax season! Here are some key dates to keep in mind:

April 30th, 2025: The deadline to file your tax return, to avoid penalties and interest and to avoid disrupting benefit and credit payments. (CCR, GST/HST Credit, CCB & OAS)

April 30th, 2025: Your balance owing is due no later than April 30th, 2025. The CRA will charge daily compound interest on any outstanding balance after April 30th, 2025 until your remaining balance is paid in full.

June 15th, 2025: For those who are self-employed, this is the deadline to file your tax return. However, if you have a balance owing to CRA, it must be paid by April 30th, 2025.
