Going to an Open House Without Your Realtor? Know These 5 Things First.

1. Keep your finances private.
Don’t reveal your maximum budget or pre-approval amount. Protect your negotiating position.

2. Play it cool—even if you LOVE it.
Avoid showing how badly you want the home. Too much excitement can weaken your leverage.

3. Keep your urgency to yourself.
Your moving deadline, lease ending, or need to buy quickly is information the seller doesn’t need.

4. Remember who the listing agent represents. They represent the seller. Your Realtor is there to protect and advise you.

5. Let them know you have a Realtor.
Enjoy the tour and ask questions, but leave discussions about price, terms, and strategy to your agent.

Go ahead and enjoy the open house—but look, listen and ask questions without giving away information that could affect your negotiating position. Your Realtor can handle the strategy when you find the one.

Most people think being a Realtor means showing houses and writing offers.

That’s probably only 20% of what I actually do.

The other 80%?

Listening.

Running numbers.

Reviewing finances.

Reading through strata documents.

Finding blind spots.

Sometimes celebrating with clients when they get the keys to their first home.

Sometimes walking with families through the emotional decision of selling the place they’ve called home for years.
