**Looking back... what surprised you most after buying your property in Spain?**

One thing we've noticed over the years is that people rarely remember the day they collected the keys.

They remember everything that came afterwards.

For some, it was discovering how many different property documents existed.

For others, it was arranging utilities, dealing with the town hall, or trying to understand which professional could help with what.

Buying a property is a big milestone, but it's often just the beginning.

Looking back, what surprised you most after becoming a property owner in Spain?

One conversation we have surprisingly often begins with the words...

*"Everything was going perfectly until someone checked the paperwork."*

The property is exactly what the buyer wanted.

The price has been agreed.

Everyone is ready to move forward.

Then someone notices that the Catastro doesn't quite match the title deeds. Or an extension isn't reflected in the official records. Or a boundary raises a question nobody expected.

It doesn't always mean there's a major problem.

But it usually means the sale pauses while everyone works out what those differences actually mean.

One thing we've noticed over the years is that people don't usually need more paperwork.

They need someone to help them understand the paperwork they already have.

That's why checking everything before a property goes on the market—or before you commit to buying—can make such a difference.

A little clarity at the beginning is often much easier than trying to resolve questions when everyone is waiting to complete.

It looked like a five-minute job.
Register with the local town hall.
Simple enough.
Until somebody asked...
"Do you have your appointment?"
Then...
"Do you have proof of address?"
"The original?"
"The copy?"
"The passport?"
"The NIE?"
"The translated document?"
Before you know it, a job you thought would take one morning has turned into three appointments, two extra journeys and another week of waiting.
That's often the hardest part of Spanish bureaucracy.
Not that it's impossible.
It's that nobody tells you exactly what you'll need until you're already standing at the counter.

Before you pay a reservation fee… pause for a moment.

It’s often the point where everything starts to feel real.
You've found a property you love.
You're already imagining where the sofa will go.
Friends are asking when you'll be moving.

The estate agent says:
"We just need the reservation payment to take it off the market."

Sometimes that's absolutely the right next step.
Sometimes it isn't.

The important thing isn't whether you pay a reservation fee.
It's whether you've asked the right questions before you do.

It's something we hear surprisingly often.
Especially from buyers moving to Spain for the first time.

In many countries, buyers expect the estate agent to guide them through every stage of the purchase.

To point out problems.
To protect their interests.
To make sure everything is in order.
In Spain, that's not always how it works.
Estate agents have an important role.
But they're not independent advisers acting solely for the buyer.
That's why we always encourage people to have their own team.
An independent lawyer.
A surveyor where appropriate.
And someone who will ask the awkward questions before you commit.

Buying a property should still be exciting.
It just shouldn't rely on assumptions.

Before anybody buys a property in Spain, we always ask three questions.

Not because we're pessimistic.

Because we've seen what can happen when nobody asks them.

1. Does the paperwork match reality?

Not what the listing says.

Not what somebody believes.

The paperwork.

Because surprises discovered after completion are rarely enjoyable.

2. Are there restrictions the buyer doesn't know about yet?

Renovations.

Extensions.

Land classifications.

Protected areas.

The things nobody thinks about until they matter.

3. What assumptions are being made?

This is often the biggest one.

"We assumed it was legal."

"We assumed it had been registered."

"We assumed that was included."

Most property problems don't start with bad intentions.

They start with assumptions.

Almost everyone living in Spain has one.

A folder.

A drawer.

A pile on the corner of a desk.

Sometimes the problem isn't a lack of information.

It's too much information.

A Facebook group says one thing.

Google says another.

A friend who moved here five years ago says something different.

Then somebody tells you the rules have changed.

And before long, you've spent three hours researching and somehow feel less certain than when you started.

We see this all the time.

People often assume they need more information.

But what they really need is clarity.

To understand:

• what applies to them

• what doesn't

• what needs doing now

• what can wait

The goal isn't to know everything.

The goal is knowing what matters for your situation.
