Your credit score is just a number, and it's rarely the end of the conversation.

Lenders look at far more than that one figure when assessing your mortgage application.

Things like your income, your outgoings, your employment history, the size of your deposit, and the type of property you're buying all come into the picture.

A mortgage is still possible. You just need the right adviser in your corner.

Some lenders are more cautious when they see "self-employed". Knowing which ones aren't, and how to present your income properly, is where the right adviser makes the difference. It does mean the process works differently, and a few common mistakes can seriously affect what you're able to borrow.

The five things we see come up most often:
👉 Reducing your declared income for tax purposes without realising the impact on your borrowing capacity
👉 Not knowing which income figure your lender will actually use
👉 Assuming all lenders accept one year of accounts
👉 Applying at the wrong point in the tax year
👉 Unknowingly damaging your credit profile through self-employed financial habits

Most of these are fixable, but they're much easier to address before you apply than after a decline.
