🏡 CLIENT WIN — Buying the home they already love, with NO deposit
Really chuffed to share this one.
We recently helped a client purchase the property they'd been renting — from their landlord — with absolutely no deposit required. Not a penny.
How? Through something called a concessionary purchase.
So what IS a concessionary purchase?
A concessionary purchase is when a landlord sells their property to an existing tenant at a discounted price — below the current market value.
That discount effectively acts as the deposit.
Here's a simple example:
🏠 Property value: £140,000
💰 Landlord sells for: £126,000
📉 Discount: £14,000 (10%)
✅ That £14,000 discount = the deposit in the lender's eyes
Most lenders will accept a gifted equity discount in place of a cash deposit, meaning your tenant client can get a mortgage on the property without needing to save thousands of pounds upfront.
Why do landlords do this? Honestly? More often than you'd think.
✔️ They want a smooth, certain sale — no estate agent fees, no chain
✔️ They have a good relationship with their tenant and want to help them
✔️ It's a faster, simpler transaction than going to market
