📢 Are you Self Employed and applying for a mortgage soon?

If you are a Sole Trader or Director of Ltd Company (usually with 20% or more shareholding) then from this week, the paperwork you need to provide could be different.

Lenders usually require latest two years Tax Calculations (SA302) plus corresponding Tax Year Overviews, however these need to be dated within the last 18 months. This means Tax Year 23/24 and 24/25 were acceptable.

From this week, paperwork up to April 2025 is now older than 18 months and therefore Tax Calculations (SA302) and corresponding Tax Year Overview for 25/26 will be needed.

This morning I had the pleasure of speaking at BNI Baxters Networking, sharing some things I see every day, helping people get on (and up) the property ladder, explaining how I make a difference and spreading awareness of the low deposit and no deposit schemes.

The past two weeks have been busy with 7 completions and a lot of happy clients. Good luck to my clients who are starting their new adventure. Whether its a first home, move up the ladder or a fresh start, I'm grateful to have played a part.

⏰Your remortgage deadline isn't when your fixed deal ends - it's 6 months before!

Most people wait until their fixed rate is about to expire before thinking about remortgaging. By then, you're rushing, stressed and quite often stuck with whatever your existing lender can offer.

You can lock in a new deal up to 6 months before your current one end. This means:

✅ No last-minute scramble
✅ Time to actually compare the market
✅ Protection if rates rise before your deal ends
✅ Peace of mind
