LANDLORDS IMPORTANT COMING THIS YEAR.

You will have to register rental properties in the UK, the process depends on which nation your property is located. England is introducing the national Register your rental property service (the Private Rented Sector or PRS Database) under the Renters' Rights Act 2025.

Launch Date: The service opens on 15 December 2026.

Rollout: It rolls out region by region over a 12-month period, and landlords have a 3-month window to register once their region is called.

(For example, starts on 15 December 2026 with a deadline of 14 March 2027).

Cost: Free to register yourself as a landlord, and Β£65 per property each year.

Requirements: You will need a GOV.UK One Login along with your personal or company details, property address, bedroom/occupancy counts, and current safety certificates (Gas Safety, Electrical Installation Condition Report (EICR), and Energy Performance Certificate (EPC)). Renewal is annual.

GOV.UK - The best place to find government services and information.

The Renters Rights Act becomes law tomorrow.

Here's what actually changes for landlords.

Section 21 is gone. No more no-fault evictions. If you want possession back, you need a legal reason β€” rent arrears, antisocial behaviour, or you're selling. That's it.

All tenancies become periodic from tomorrow. Fixed terms are finished. Every tenancy rolls month to month automatically.

Rent increases are capped at once a year, with a Section 13 notice required every time.

You cannot take more than one month's rent upfront. No exceptions.

Tenants can keep pets. You have to consider any written request and respond in writing. You can't just say no.

No more rental bidding wars. Whatever you advertise, that's the price. Accepting offers above it is now illegal.

And existing landlords β€” you have until 31st May to issue the official government Information Sheet to every tenant or you face a fine of up to Β£7,000.

This is the biggest shake-up of the rental sector in over 30 years.
