This is how a 150 dollar condo fee gets someone stuck, and how we stop it.
You buy an older townhouse, 15 years old, low fee of 150 a month. Feels like a deal. Then the roof is due, and the shingles are shot across the whole complex.
The condo corporation is supposed to handle it. But here’s the math. 150 a month for 15 years was never enough to save for a roof that size. When the reserve fund can’t cover it, they charge every owner directly. That’s a special assessment, and it can be thousands.
Here’s the part most agents skip. Before you ever sign, I get the condo documents reviewed by a professional. They go through the reserve fund study and tell us if the building has money saved or if a big bill is coming. That one step is how you avoid getting stuck.
