The Real Cost of Buying a Condo

What is the real cost of buying a condominium (condo)? Many people think you just pay the mortgage and enjoy the pool on a hot day. Sorry, there are other expenses to consider!

Capital Budget Strategies, LLC, Austin’s best Financial Coach, can help you decide what is best for you – to buy a house, buy a condo or rent an apartment. Each has its advantages and, sorry to say, disadvantages.

For only $149, the Money Coach at Capital Budget Strategies, LLC, will meet with you via Zoom Video Conferencing for an intense one-on-one financial review. Together, we will determine your Net Worth, review your spending, set up an Emergency Fund and a Survival Fund, create a personalized monthly Budget and even review your retirement savings. If you have debt, we will create a Snowball Debt Repayment Plan to make getting back on the correct financial track as painless as possible. And yes, we can talk about condos!

With a condo, you live in a residential building, own your unit “from the walls in” and everyone pays a fee to maintain the “common areas,” such as the lobby, parking lot, rooftop deck and lawn care.
We have experience with condos, having owned four of them!

There is the mortgage, of course, unit utilities and the Homeowners Association (HOA) fees. Beware, HOA fees can be expensive, over $1,000 a month, depending on the building. The more amenities available, the higher the fees. Items like elevators and a swimming pool can really spike costs.

Of course, you also pay for installation, maintenance and repair of any appliance or furniture “inside” the unit.

Condos are managed by an elected Condo Board. There are also Condo Rules, which help ensure the building remains clean and organized, with limits on noise and parking restrictions. Some buildings have extreme rules, such as requiring annual unit inspections, limiting the color of exterior doors or the shapes of windows allowed. Before you buy, thoroughly review the Condo Rules. Buyer beware!

While most Condo Board meetings are calm and boring, some can get pretty exciting! When a dishwasher overflows into the unit below because of old pipes within the walls – who pays for the damage? Legal battles are famous in the condo world.

Also, if there are maintenance or renovation projects, the cost is divided between the unit owners via “assessments.” Assessments can arise without notice and can be expensive. Our Financial Coach lived in a condo building and the elevator suddenly broke – resulting in a $90,000 bill and a $550 assessment the next month. There was also a $300/month assessment for new windows for the entire building which lasted 12 months! Yikes. Always ask the Board if there are any upcoming or planned projects or assessments. Again, buyer beware!

Start Saving for Your Next Vacation Now!

Time to start saving for your next vacation! Admit it, the one you are planning to take this summer will most likely end up on your credit card. Meaning you will pay 18% interest for the privilege of sitting in the hot sun drinking some fruity drink with an umbrella and pineapple slice on the rim.

Here is an idea from Austin’s best Financial Coach: Let’s say you take a vacation every August. Next summer you want to go to Paris and enjoy the summer heat in the showdown of the Eiffel Tower. Good choice. You estimate the flights, hotel room, food and t-shirts to cost about $5,000.

You now have 12 months until August 2027 and you need $5,000. How about opening a “Vacation Fund” and contribute $415 a month. By July 31, 2027, you will have enough funds to pay cash for your trip!
