💰 Are you a business owner? You could be missing out on one of the most overlooked tax strategies available.

The Augusta Rule allows many business owners to rent their personal residence to their business for up to 14 days per year and potentially receive that rental income federal income tax-free—when the IRS requirements are met. 🤯
Here are a few examples of meetings you may be able to hold at your home:

📊 Annual business planning
💼 Tax strategy meetings
👥 Team meetings
🤝 Client appreciation events
🧠 Marketing & content planning
📅 Board or advisory meetings

⚠️ The key is proper documentation.
✅ Have a legitimate business purpose.
✅ Keep an agenda.
✅ Document attendees.
✅ Take meeting notes.
✅ Charge a fair market rental rate based on comparable venues in your area.

This isn't some internet "hack"—it's a tax strategy that's been in the tax code for years. But it has to be implemented correctly to stand up if ever questioned.

📉 YOUR PORTFOLIO IS DOWN $100,000… SO WHY DO YOU STILL HAVE TAXABLE STOCK GAINS?

This catches investors off guard all the time.
Your brokerage account might show that you’re DOWN $100K overall — but that doesn’t necessarily mean you don’t have taxable gains.

Here’s why 👇
1️⃣ TAXES ARE BASED ON WHAT YOU SOLD
The IRS generally cares about the gain or loss you REALIZED when you sold an investment — not simply what your portfolio is showing today.

For example, you could have realized $50,000 in gains from stocks you sold during the year while your remaining investments are currently down $100,000.

That $100K decline doesn’t automatically offset the $50K taxable gain if you’re still holding those investments. Those losses generally aren't realized until you sell.
So yes — your portfolio can be DOWN $100K and you can STILL owe taxes on stock gains.

2️⃣ SHORT-TERM VS. LONG-TERM MATTERS
Hold an investment for one year or less before selling? The gain is generally short-term and taxed at ordinary income tax rates.

Hold it for more than one year? It generally qualifies for the more favorable long-term capital gains rates.
The timing of your sale can make a BIG difference in your tax bill.

3️⃣ WATCH OUT FOR WASH SALES 🚨
Selling an investment at a loss doesn’t always mean you get to deduct that loss immediately.

If the wash-sale rules apply because you acquire the same or a substantially identical security within the applicable 61-day window surrounding the sale, that loss can be disallowed for now and generally added to the basis of the replacement investment.

So you could see losses on your brokerage statement while still ending up with taxable gains on your tax return.

Moral of the story: Don’t judge your tax situation by the red or green number at the top of your brokerage account.

What you SOLD, WHEN you sold it, and what you bought around those sales can matter much more.

Talk to your tax professional before year-end — tax planning can make a huge difference.

💸 **Want to Save Big on Taxes? Learn About Cost Segregation!** 🏢💰

If you own commercial or rental real estate, **cost segregation** could be your new best friend at tax time.

Instead of depreciating your property over 27.5 or 39 years, cost seg allows you to accelerate depreciation—meaning **huge upfront tax deductions**.

📉 That could translate into **tens or even hundreds of thousands of dollars in tax savings**—*money you can reinvest into your business or properties*.

✅ Real estate investors
✅ Business owners with office, retail, or industrial space
✅ Airbnb or short-term rental owners

People ask me all the time if they should invest in real estate or the stock market? My answer is both - right now, the stock market looks particularly good to buy. However, real estate has some huge advantages once the interest rates fall again.

1. The property will appreciate over time - this is almost a certainty. Real estate historically goes up, it’s just a matter of time.
2. Real estate investments can be depreciated on the tax return, which can potentially make all profits non-taxable (and it’s passive income).
3. You come out with passive cash flow - or should for the investment to be worthwhile. I like to shoot for a minimum of $450 a month per rental property. Additionally, somebody else is paying the asset off for you!
4. You can leverage debt to purchase multiple revenue generating properties.
