What separates a "good enough" business appraisal from a "great" one?
Details and readability.
Good enough appraisals may meet the minimum requirements and check the box as far as including what is required. The reader, however, may be overwhelmed with charts and data that don't connect or seemingly make sense.
A great appraisal supports all assumptions with research and data. The report reads in such a way that it can be understood and interpreted. Any materials changes in performance over time are explained with a narrative. This narrative is then used as the foundation on which all forward looking assumptions are based.
