The most expensive words in tax planning are "I'll deal with it later."
You're planning to sell a real estate investment, and you know there's a large capital gain coming. If we talk before the sale, there are real strategies on the table. If we talk a year after the sale, most of those options are gone. The gain didn't change, but your strategy can change the outcome.
Once a sale closes, the window for most of the good options closes with it. If something is on your horizon, the time to map it out is while you still have room to act.
