Why are the owners selling?
The owners NEVER planned on selling. They had this home designed and built to the highest specifications, beyond traditional building codes, because they planned on living there long term. It took a rare job opportunity to relocate overseas which would also move them closer to children and grandchildren.

Why buy this particular house?
To begin with, it’s more than a house, it’s a home. What’s the difference?
A "house" is something that a contractor fixes up for the sole purpose of turning a profit during resale. They have no incentive to build beyond code or to use the highest-grade materials.
In a "home" the owners are there every step of the way. They do the planning. They research, investigate and finally hire the architect, the builder and every contractor (electrician, plumber, excavator, carpenter, finish carpenter and painter) who works on their home. They oversee every step of the project and are on the building site everyday. In this case the owners had some architectural and building knowledge, which was a plus.

What makes this home so unique and special?
Knowledge:
The current owners' parents purchased the home in 1973. He lived in the home since then and is familiar with all the problems and issues that homeowners experience in this area. He knows the issues, because he lived through them, and he saw them with his own eyes. When he decided to stay and redesign his family home, he knew exactly what needed to be addressed.

This area is famous for water problems. This was originally farmland, and it is loaded with underground springs. The homes were built by questionable contractors who used inferior grade materials, and short cuts were commonplace.

The redesign and renovation:
The owners gutted the entire home. Everything was ripped out.
Excavation:
The water issues must be stopped, permanently! While most homeowners chose to address this issue in a much cheaper fashion by hiring companies like Bonded or B-Dry which do nothing to stop the water from entering the home, but focus instead on removing it with a sump pump after it enters the home. In fact B-Dry encourages the water to enter your home by drilling holes in your concrete foundation to allow the water to enter quicker. Let’s say that you don’t care about the integrity of your foundation (which I wouldn’t recommend), most intense storms are accompanied by a power outage. Sump pumps need power to operate. Hmmm… Even ten minutes without power could destroy family keepsakes.
The owners decided to excavate their entire property. This, by far, was the most effective and expensive solution. They installed brand new footing (foundation) drainage systems. They tied them into their gutters. Rainwater is now being removed from the foundation of the home without entering.
The exterior of the foundation was coated with tar to protect it. The interior of the foundation was painted with a special DRYLOK Extreme waterproof sealing paint for extra protection. See link:

The owners also installed a floating cleated subfloor with v***r barrier to protect the living area from water, dampness and mold. See link:

To make certain no water could ever enter through the foundation, the owners installed a full property “French Drain” and even put in a last resort sump pump system (which has not ever been needed).

Electrical and Plumbing:
A new 200 amp electrical service is installed along with the wiring and new plumbing. A new multi-zone Direct Vent Peerless Gas boiler powered heating system was installed. It is a combination of hydronic wall heaters and baseboards throughout the home. It is connected to a HTP Suprastor indirect water heater. There is a water softner and filtration system.

Power outages won’t affect you!

Let’s face it, the weather is becoming more unpredictable and severe every year. That’s why the owners have installed a Generac Stand–by natural gas powered home generator.
It turns on immediately by itself when the power goes off, and switches off automatically when the power returns. Be able to have light, eat, stay warm or cool and even watch TV while others are in the dark. Be safe and save money!

You will live in a “Smart Home.”
The owners have purchased the highest rated security system on the market: The Vivint Smart Home System. You will pay a low monthly monitoring fee but will own this expensive security system. Protect yourselves, your children and your elderly relatives.
Fire and carbon monoxide alarms throughout the home. Exterior cameras, video doorbell and sensors on all doors and windows. Smart thermostats and life alert pendants.
Amazon Alexa can control the system from playing music to writing a grocery list to raising or lowering your thermostat. Everything is at your command.
