•Josh and I bought this property for 90k using hard money.
•Renovation needed is 30k our total loan amount in 125k after fees.
•Our downpayment was 7k
•Interest rate is 13% we plan to refi in 2 months max into a 7% cashout refi.
•ARV (after repair value) or what the home will be worth after renovation is projected conservitavly at 180k but there are other comps (comparable properties) on the market for 220k.
•If we do a 75% cashout refi at 180k our payout should be 135k. With that we will pay off the original 125k loan and pocket 10k minus how ever much we go over budget!
•Rent projections (by the bedroom) $650 a bedroom x 4 =2600
•Minus mortgage, taxes and insurance of 1207 =1393
•This is the projection with a 20 year note. after 6 months we will refi into 30 year taking our mortage down from 1207 to 1058!
•Now lets calculate potential return.
2600 rent
•property management 8% =208
•minus PITI 1058
•utilities 250
•lawn and cleaning 180
•Net income= 904!

We've recently completed a cashout refinance on our BRRRR Property 3 of 6,

we brought in an outside investor to lower our capital contribution and raise our return.

Here are some numbers on the project •Initial investment $3.5k for 33% stake in property (held in LLC)
•+$3,500 for renovations= $7,000 in deal
• Cashout refi gave me $1,800 back.
•left in $5,200
•1/3 Monthly net rent currently $80
•ROI= 17.69%
•We plan to refinance in 6 months from 8.6% to 7% increasing 1/3 of net rent to $175 or a 40% return on investment annually!

Emotional pain can be one of the most difficult things to deal with, but it can also be an opportunity for growth.
