Open house time!
Why am I asking you to sign two forms when you come to my open house without your own agent?

New York State requires me to provide them and ask you to acknowledge receipt. The agency disclosure explains that I represent the seller and their best interests. The Fair Housing disclosure explains your protections against discrimination and how to file a complaint.

If you’re just beginning your search, don’t be nervous. Signing these forms doesn’t mean you’re buying the house or hiring me. It simply confirms that you received them.

Suffolk County homeowners, this is one program you should know about.

Eligible homeowners may qualify for up to $45,000 in combined Suffolk County and New York State grants to replace an outdated cesspool or septic system with an approved nitrogen-reducing system. That includes up to $20,000 from Suffolk County and up to $25,000 from New York State.

If you’ve been putting off a septic upgrade because of the cost, it’s definitely worth checking to see if your property qualifies.

Earnest Money. What’s the deal with that?

Think of it like a deposit on the home. You put money down to tell the seller, “I’m serious, and I’m committed to buying this house.”

That money is held in escrow, and when the sale closes, it’s credited toward your purchase price.

If you back out after contracts are signed for a reason that isn’t protected by the contract, you could risk losing it. There are contingencies and protections, so it’s not automatic, but that’s the basic idea behind earnest money.

What’s the best time for an open house?

Get down to La Cucina Paisano’s in Farmingville.

This place is so much more than just a pizzeria. They have a full bar, great specialty menus, and plenty of dishes that will keep you coming back.

This time, I went with the Fettuccine Alfredo Bread Bowl, and wow, it was amazing. Creamy fettuccine Alfredo served inside a warm bread bowl. So many leftovers. What more could you ask for?

The food was top-notch, the atmosphere was welcoming, and they truly treat you like family. I highly recommend checking this place out!

One of the things that makes the North Fork so special is what you can find right along the side of the road.

A small farmstand on Horton Lane with fresh local produce. Buckets filled with bright sunflowers along Route 48 in Peconic. Even locally harvested oysters available from a roadside stand on Route 48 in Cutchogue.

There’s more than just these spots. Stands like these are all over.
These simple little stops are part of what gives the North Fork its character. Fresh vegetables, beautiful flowers, local oysters, and the people who grow, harvest, and share them with the community.

The North Fork sure is a special place.

Corner lots can offer more natural light, greater separation from neighbors, and stronger curb appeal. They can also mean less privacy, more maintenance, and additional restrictions on fencing or future improvements.

A corner lot isn’t automatically a positive or a negative. It depends on the property and how you plan to use it.

Nobody loves paying a tax, but if you’re paying the New York State Real Estate Transfer Tax, it means your home has made it to the closing table.

Knowing your expected closing costs beforehand is something I will always make sure my clients understand, so they have a clear picture of what they can expect to walk away with after the sale.
