🚨 Why do we ask for income documents BEFORE we preapprove you?

Because a preapproval based on the wrong income isn’t really a preapproval. 🤷‍♀️

I’d estimate at least 95% of the applications we review have income entered incorrectly — and income is one of the biggest reasons loans get denied.

Not all income can be used. Overtime, bonuses, commission, self-employment, second jobs, etc. all have different rules depending on the loan program and how long you’ve received it.

Yes, another lender may give you a preapproval without reviewing your income documents. It definitely feels easier.

Until you’re under contract and the underwriter reviews them.

Now you could have due diligence money, inspections and an appraisal — potentially thousands at risk — only to find out the income used to qualify you doesn’t actually qualify.

A couple documents upfront seems a whole lot easier than that. 😉

We’re not trying to make preapproval harder. We’re trying to make sure it’s actually accurate.
