"My mortgage payment is $X,###.00 ... so why isn't all of that paying off my loan?"
It's one of the questions I hear most often, and it's a great one.
Your monthly mortgage payment is usually made up of more than just principal and interest. Here's what it typically includes:
🏡 Principal – The portion that pays down the amount you borrowed.
📉 Interest – The cost of borrowing the money from your lender.
🏠 Property Taxes – Many homeowners pay these monthly through an escrow account, and your lender sends the payment to the county when it's due.
🛡️ Homeowners Insurance – Also often paid through escrow to keep your home protected.
💰 Mortgage Insurance (PMI or MIP) – If applicable, this may be included until you meet certain loan requirements.
So while it may feel like your payment is going to one place, it's actually covering several important parts of homeownership.
One more thing to know: if your payment changes from year to year, it's often because property taxes or insurance premiums have changed—not because your interest rate changed.
