An investor’s nightmare:
My heart goes out to those individual investors who had invested their hard-earned money in this project which has gone in vain.
The under-construction 100 meters tall project got demolished last Sunday at Noida, India.
Outcome for investors of this 32 floors twin-towers:
· Returns on investment: 0%
· Monthly income: Nil
· Invested amount: Lost
Real Estate is an important Asset Class.
But every investment, in any asset class, requires proper due diligence.
Especially when it comes to real estate investment, one must be very careful as there is already a CONCENTRATION RISK with large amount paid at one asset and LOW/NO LIQUIDITY for very long time when you want to sell.
This project is one such examples of many other properties where investors may have lost their money.
Be a smart investor and just make sure you are on right path before investing...!
PS: One more thought about the neighbours of this twin-towers which was demolished on 28Aug'22. Besides risk of health due to pollution & shaken houses, the selling prices of their owned properties may have gone down drastically. Hope things get normalized for them asap. Though, the tenants there may be at upper hand as they have a choice to relocate immediately without much hassles (financially).
So how will you plan to avoid any such situation when investing your money?

Now 1 US Dollar = 80 INR
So, should EXPATS invest money in USD or keep sending it to their native countries?
Today is a historical day when rupee touched all time LOW against US dollar @ 80 rupees per dollar.
This is around 5% year-on-year fall in rupees for last 10 years. (i.e., 2012 to 2022)
Actually, expats living in UAE indirectly earn in US dollars, as it is pegged.
However, answer to the above question varies as per your future goal-based requirement of money.
General advice:
There is no need to send all the earned money to India (or your native country). You may segregate it in two accounts and invest in USD as well as in INR. This will help you to nullify fall in rupee against dollar.
