"Intergenerational equality" — that's how the proposed CGT changes are being sold.

So in part two I ran a second example: someone on a low income, making a modest gain. Under the current discount method vs the proposed 30% minimum tax from 1 July 2027, the outcome surprised me — and raised a question the policy doesn't seem to answer.

I Built a Calculator to Test the New CGT Changes — The Result Surprised Me 😯😯

The 2026 Federal Budget proposed replacing the 50% CGT discount with cost base indexation from 1 July 2027, with a 30% minimum tax on post-commencement gains. The stated aim is fairness and housing affordability.

I wanted to test that aim with actual numbers, so I built a calculator. When I adjusted the sale price across different scenarios, the holding periods required to match the current discount method told a story worth examining — particularly for anyone advising clients with shares or investment property.

I won't spoil the crossover point here. The full walkthrough is in the video, and I'm keen to hear how others are thinking about the transitional window before 1 July 2027.
