Proposed Changes to SMSF Property Investment – What You Need to Know

The Australian Government has announced support for a proposal that could restrict future SMSF borrowing for residential property purchases.

✅ Existing SMSF property loans remain unaffected
✅ Current borrowing arrangements are expected to be grandfathered
✅ SMSFs can still purchase residential property using available cash funds
✅ Commercial property borrowing through SMSFs remains unchanged
✅ Applications already in progress may be covered under transitional arrangements
❌ New SMSF loans for residential property purchases may no longer be permitted if the proposal becomes law

The proposed changes are aimed at reducing financial risk and protecting retirement savings, while impacting less than 1% of Australia's residential property lending market.
