Newer properties often come with stronger depreciation benefits, especially in the early years of ownership.

Because the building structure and assets are more recent, there’s typically more value available to claim across both capital works and plant & equipment. This can translate into larger deductions upfront, which may help improve cash flow while you’re still paying down the loan or building equity.

It’s one of the reasons many investors factor depreciation into their buying decisions early — not just purchase price and yield, but the tax position that comes with the asset over time.

Property investors: nothing has changed yet.
There has been a lot of noise following the Budget announcement, especially around negative gearing and property tax rules.
The important point is this:
A Budget announcement is not law.
If you already owned your investment property before Budget night, the current negative gearing and depreciation rules are expected to continue, subject to final legislation.
That means existing property owners should not panic or make decisions based on headlines alone.
For now:
✅ Current tax rules still apply

✅ Tax depreciation still matters

✅ Existing owners are expected to be grandfathered

✅ Final legislation still needs to be reviewed
The real risk is making a financial decision before the detail is confirmed.
At Koste, we are watching the proposed changes closely and will continue helping investors understand how depreciation, cash flow and property tax outcomes may be affected.
Nothing has changed yet for existing owners. Stay informed, get advice, and wait for the details.
General information only. Speak with your accountant or tax adviser before making investment decisions.

More Australians are renting for longer—and for a lot of people, that’s becoming a normal part of life.

• Renting today is often about flexibility, affordability, or lifestyle
• Low vacancy rates can put pressure on rental availability and prices
• Housing conversations affect renters just as much as buyers

Understanding how the rental market works matters no matter what stage you’re at.

With the federal budget approaching, a lot of property owners are reviewing their documentation and finances to stay informed.

• Depreciation schedules can help keep property records up to date
• Renovation and improvement costs are important to document properly
• Many investors are simply preparing early while waiting to see what changes, if any, are announced

Staying organised and informed is the main focus right now.

Australia needs more housing—but how does new supply actually get added?

• Many developments rely on pre-sales before construction begins
• Demand from both investors and owner-occupiers can influence this
• Supply is also affected by costs, labour, and planning approvals

It’s a complex system, and no single factor drives the outcome.

Next video, I’ll look at renting as a long-term option and why more people are choosing it.
