Stamp duty is a massive upfront cost, but every Australian state and territory offers exemptions or concessions, especially for first-home buyers.
Here is the quick FHB cheat sheet for full stamp duty exemption (or full concession):
🌉 NSW: Exempt up to $800k (existing/new homes).
🏗️ VIC: Exempt up to $600k (concession up to $750k).
☀️ QLD: $0 duty on new builds/vacant land (no cap, from May 2025). Full concession on established homes up to $700k.
👷‍♀️ WA: Concession up to $700k (in the Metropolitan/Peel regions).
🏛️ ACT: Full Concession (Home Buyer Concession Scheme) for eligible homes (income-tested, no price cap).
🍇 SA: Abolished for FHBs buying/building a new home (no cap).
🍎 TAS: 100% Exemption on established homes up to $750k (until June 2026).
🌴 NT: Full Exemption on House and Land Packages (until June 2027).
