Changes to SMSF borrowing rules are now in effect, restricting the types of property SMSFs can finance. Under the new rules, property acquired through a limited recourse borrowing arrangement (LRBA) must meet the business real property (BRP) definition.

The rules are more nuanced than a ban on residential property. Whether a property qualifies as BRP depends on its use, not simply its zoning or design, and it must be wholly and exclusively used for business purposes.

Existing LRBAs over non-BRP assets can continue and may be refinanced, while transitional rules may apply to arrangements entered into by 10 August 2026.
