Do repairs and maintenance work after the property is rented out, so that all the expenses can be claimed in the same tax year. If you do the repairs and maintenance before the property is rented out, it would be classed as "initial repairs" and can only be depreciated.

Remember if you replace the kitchen or bathroom with a brand new one it becomes a new asset which has to be depreciated over its life expectancy. The costs cannot be written off in one year.

However, if you only fixing certain elements in the bathroom or kitchen to their original status the costs can be written off in the year you've incurred the expenses.

If your business has owned an asset for 15 years and you are aged 55 years or over and are retiring, or if you are permanently incapacitated, you won’t have an assessable capital gain when you sell the asset.
