You will often hear the words “subject to finance” when people talk about buying property.

In a Victorian private sale, a buyer and seller can agree to make the contract conditional on the buyer obtaining finance.

This can provide important protection if the required loan cannot be obtained under the conditions written into the contract.

But it is not something to assume is automatically included.

The dates, lender details and wording of the condition all matter.

Buying a home involves more than agreeing on a price. Understanding what you are signing - and what happens if something changes - is just as important.

🏡 Buying at auction is different from buying through a private sale.

In Victoria, there is no cooling-off period after an auction purchase.

At auction, the contract is generally unconditional, so conditions such as “subject to finance” need to be dealt with before you bid.

That means most of the important work happens beforehand.

Understanding your finance position, reviewing the contract and deciding on your maximum price before auction day can help you avoid making a rushed decision.

1. Secured vs unsecured matters
A secured loan is backed by an asset, such as a vehicle, and may come with a lower interest rate. An unsecured loan doesn’t require an asset as security, but will typically carry a higher rate.

2. The advertised rate might not be your rate
The lowest rates you see advertised are typically available to borrowers who meet particular lending criteria. Your actual rate will depend on factors such as your credit history and financial circumstances.

3. Be mindful of multiple applications
Each formal credit application can result in an enquiry appearing on your credit file. Rather than applying with several lenders at once, research and compare your options before submitting applications.

4. Look beyond the interest rate
Establishment fees, ongoing fees and other charges can affect the overall cost of a loan. The comparison rate can provide a more useful indication of the cost than looking at the headline interest rate alone.

5. Borrow what you need — not necessarily what you can get
Being approved for a certain amount doesn’t mean you need to borrow it all. A larger loan can mean higher repayments and more interest paid over time.

💡 Update: Australian Housing Market

As we move through the rest of 2026, confidence in the housing market remains strong across much of Australia.

New data from Cotality shows that 87% of real estate and finance professionals expect home values to rise over the next year, with almost half forecasting a price growth of more than 5%.

More than 75% of agents report increased interest from first-home buyers, supported by expanded government schemes.

As always, outcomes will depend on how local supply, demand and affordability evolve.
