This is usually because life gets busy, things change over the years, and suddenly nobody’s really checking whether the fund still suits their situation properly.

And honestly, most people don’t exactly spend their weekends reading ATO updates for fun.

An SMSF shouldn’t feel confusing or stressful sitting quietly in the background.

It should feel organised, structured and clear.

April is here… and somehow the year is already moving.

So it felt like a good time to check in and reintroduce ourselves, especially because what you see on the surface is only part of the story.

This business might have started with just me, but these days there are three of us keeping everything running.

I am Alison, and you will find me in the centre of the photo. I am a SMSF Specialist Accountant and usually your main point of contact. Over the past few years, I have grown the business from a team of one to the three of us, which has been a big shift. It means more support for you and slightly less late night admin for me… in theory.

On the left is Catherine, our Business Operations Manager. She is very much the behind the scenes engine of the business. If something feels seamless, organised, or like we have our act together, that is Catherine. Systems, processes, marketing… she has a hand in all of it.

And on the right is Emma, our Senior Accounts Assistant. Emma is across all the detail. The admin, the follow ups, the things that need to be done properly and on time. She keeps everything moving and keeps us all in check, which we probably need more than we would like to admit.

Together, we are here to support you and your SMSF in a way that feels clear, steady and taken care of.

We are based out of the in Wyong, and we also work fully online, so we can support you wherever you are across Australia.

SMSF property mistakes I see too often.

Property inside super can be a very effective strategy.

But it has rules.
Very specific rules.
And they are not always well understood.

If you’ve purchased property inside your SMSF, or you’re thinking about it, here are some common issues I regularly see.

Not disasters.
Just quiet structuring problems that get missed.

Related party confusion

→ Can you lease the property to your own business?
→ Can a family member live in it?
→ What counts as “arm’s length”?

The rules are strict.
“I thought it would be fine” is not a compliance strategy.

Borrowing arrangements that aren’t fully understood

Limited recourse borrowing arrangements are technical for a reason.

→ The loan must be structured correctly
→ The holding trust must be set up properly
→ The documentation must match the asset exactly

Small setup errors can create bigger headaches later.

Investment strategy paperwork that doesn’t reflect reality

If your SMSF holds property, your investment strategy needs to clearly justify it.

→ Liquidity
→ Risk
→ Diversification

It cannot just be a generic template from years ago.

And then there’s this one.

Relying completely on your accountant… but rarely asking questions.

Your accountant can support the fund and help with reporting and compliance.

But as a trustee, the responsibility ultimately sits with you.

→ Trustees make the decisions
→ Trustees must understand the investment strategy
→ Trustees must ensure the fund follows the rules

Which means it’s important to feel comfortable asking questions and understanding how your SMSF is structured.

If you own property in your SMSF and aren’t completely confident about the structure or obligations, you’re not alone.

Property in super can be powerful.

But it needs to be done properly.

Clarity beats assumption every time.

Think you’re stuck with your SMSF accountant because you already have one?

You’re not.

There seems to be this unspoken rule that once your SMSF is set up, that’s it.

You just stay put.

You don’t question it.

You don’t compare.

You quietly hope everything is being handled properly.

But here’s the reality.

This is your fund.

Your retirement savings.

Your responsibility as a trustee.

If you’ve ever thought:

→ “I don’t fully understand what I’m signing.”

→ “I’m not sure what everything means.”

→ “I only hear from them when something is due.”

→ “I assume it’s compliant… but I don’t actually know.”

That’s not something to ignore.

Feeling confused about compliance isn’t a personal failure.

It’s a sign you might not be getting the level of explanation and proactive support you deserve.

→ Worried your fund isn’t being managed correctly?

→ Unsure whether your investment strategy is documented properly?

Not all SMSF accountants are the same.

And if you already have an SMSF, you probably know exactly what I mean.

Some accountants are proactive.

Others… appear once a year like a compliance fairy.

You hear from them when it’s time to sign documents.

Maybe when the audit is due.

Possibly when something has already gone wrong.

And that’s about it.

No strategic conversations.

No check-ins about how your investments are tracking.

No discussion about how things are tracking within the fund or whether anything has changed.

Step one...

It is a regulated superannuation fund with real trustee responsibilities.

Step two...

Understand what being a trustee actually means.
