Did you know your super could own your business premises?

If you're a business owner leasing the space you operate from, there's another option worth knowing about: your superannuation can purchase that commercial property.

Instead of paying rent to an external landlord, you pay market-rate rent to your own super fund - money that stays in your retirement savings rather than someone else's pocket. You also get more certainty over your premises, without the risk of a lease not being renewed or a landlord deciding to sell out from under you. And commercial property held inside super can come with more favourable tax treatment on both rental income and any future capital gain.

It's not the right fit for every business. The rules around structure, contributions and lending inside super are genuinely technical. This is exactly the kind of decision where getting it wrong can be costly, but getting it right can set your business up for the long term.

Superannuation has seen more change in the past year than most people realise. The Superannuation Guarantee rate reached 12% from July 2025 - the final step in a decade-long increase - meaning more of every pay cheque is now going into super. From 1 July 2026, "Payday Super" also came into effect, requiring employers to pay super alongside wages each pay cycle, rather than quarterly. On top of this, recent legislation has reshaped how self-managed super funds can be used for property investment.

These changes are a timely reminder that a "set and forget" approach to super can leave a strategy quietly out of step with the rules, or with your own goals. If it's been a while since you've taken stock, this is a fair moment to do so.

As we approach the end of the financial year, it’s the perfect time to take advantage of deductible super contributions for the 2025 financial year.

✅ If you’re eligible, you can top up your super with personal contributions and claim a tax deduction—potentially reducing your taxable income and boosting your retirement savings at the same time.

🗓️ The cap for concessional (deductible) contributions for 2025 is $30,000, including employer contributions like Super Guarantee and salary sacrifice.

📌 Pro tip: If you haven’t used your full cap in previous years, you might be able to carry forward unused amounts (if your super balance is under $500,000).
