Did you know that if you move out of your principal place of residence, you can still claim the main residence exemption for up to six years? This allows you to rent out the property as an investment and sell it entirely tax free.

For example, if you moved out four years ago and rented the property while living in a new home, you could still sell it tax free using the six-year rule.

The key thing to remember is that you can only claim this exemption on one property at a time.

If you live in a new home while your old home is still covered under the six-year rule, you cannot double-dip. Proper valuations and timing are crucial to make the most of this strategy.

If I had to put where I am in life down to a few key moments, one of them would be getting involved in martial arts when I was 12.

At that age, I was pretty good at pushing boundaries and finding trouble.

Martial arts changed that pretty quickly. It gave me structure, discipline and something to work towards.

I went on to earn my black belt, win a state title and learn lessons that still shape me today.

Self-discipline. Personal responsibility. Setting a goal and showing up until you get there.

Last year I decided to reconnect with my martial arts roots, but in a completely different style, Brazilian Jiu-Jitsu.

Fitting it into an already stretched calendar has not been easy, but I wanted a new test. I also wanted a head start before my son Leon starts training.

Recently I graded and received my Gracie Jiu-Jitsu Combative belt with our head instructor Robbie Singh, who is one of the best around.

The road to black belt will likely take more than 10 years.
Which is probably the best part.

A good reminder that the fun is in the journey, not just the destination.

SMSF property investors are about to get hit.

Just when SMSF property investors thought they were safe, the Australian government also targeted self-managed super funds. News has dropped that new legislation will block borrowing to buy residential property in an SMSF. Currently, you can borrow through a limited recourse borrowing arrangement (LRBA), but this will change. Buying property outright would still be allowed, but borrowing may be off the table.

Existing SMSF properties with loans will be grandfathered, but future investors will face stricter rules. Short-term, property markets, especially Sydney and Melbourne, may feel the pressure.

I recently had the chance to lead three presentations as part of Entireti's Online Learning Sessions:

2. The Million-Dollar Adviser: Unlocking Capacity, Driving Value and Confident Growth
3. Scaling Smart in Professional Services

Each session focused on a different part of building a stronger advice business, from creating trust online, to improving capacity, to scaling in a smarter and more sustainable way.
