If you’re considering debt recycling, one of the first questions is who to speak to and where to start.

While it’s possible to estimate your property value, loan-to-value ratio, and available equity yourself, that’s only one part of the picture.

Debt recycling involves borrowing to invest, which introduces additional risks and considerations. The key question is whether the strategy is appropriate for your broader financial situation, not just how much you can access.

Have you ever assessed your usable equity, or is this something you’re still exploring?

Debt recycling is a strategy that often gets talked about online but it’s frequently misunderstood.

At its core, it involves using equity in your home to borrow and invest, then using the income generated from those investments to help pay down your home loan faster.

In theory, it can improve the efficiency of your debt and potentially accelerate wealth creation. But like any strategy involving borrowing to invest, it needs to be structured carefully and aligned with your overall financial situation.

Have you come across debt recycling before, or is this the first time you’ve heard of it?

Most people are taught:
“Pay off your debt as quickly as possible.”
And for many, that’s a sensible and comfortable approach.
But there are strategies, like debt recycling, that challenge that idea.
In simple terms, debt recycling involves:
• Borrowing against your home
• Investing those funds
• Using investment returns to help reduce your mortgage over time
In theory, this allows two things to happen at once:
Your investments grow, while your home loan shrinks.
However, it’s not without risk.
Markets fluctuate, and the strategy relies heavily on discipline and long-term consistency. If decisions are driven by fear or short-term market movements, the strategy can quickly break down.
That’s why this approach isn’t about “right or wrong”. It’s about what aligns with your risk tolerance, mindset, and goals.
Would you feel comfortable using a strategy like this?

One interesting signal of economic stress is when people start selling highly liquid personal assets quickly, like cars.

In places experiencing disruption, it’s not uncommon to see premium vehicles suddenly appear on the market at heavily discounted prices. Cars are often one of the fastest assets people can sell to raise cash quickly.

We saw similar behaviour before the GFC, when people famously abandoned cars at airports after leaving the country.

Sometimes the early signals of economic pressure don’t appear in official data first, they show up in markets.

Do you think markets like cars and property can reveal economic stress earlier than headlines?

A reverse mortgage allows you to access equity from your home without making regular repayments.

The loan balance grows over time as interest is added. Eventually, when the property is sold, often after moving into aged care or passing away, the lender recovers the loan from the home’s equity.

In the right circumstances, reverse mortgages can be a useful financial tool. But some products come with very high interest rates and unfavourable terms, which can significantly reduce the equity left in the property.

Have you ever looked into how reverse mortgages actually work?

A common retirement question many Australians ask:

Should you use your super to pay off your mortgage at 60?

At first glance, the numbers can make it seem straightforward.

If investments are earning 7–8% and a mortgage costs around 6%, the spreadsheet might suggest staying invested.

But retirement planning isn’t just about mathematics.

Debt can carry emotional and psychological weight.
Some retirees value the certainty of being debt-free, while others are comfortable maintaining investments and managing some level of risk.

In reality, the decision often comes down to balancing:

• Financial outcomes
• Personal comfort with risk
• Lifestyle goals in retirement
• Psychological peace of mind

There’s rarely a single answer that fits everyone.

What would your preference be entering retirement?

Div296 is back in parliament, and with it comes significant changes to superannuation tax rules for balances over $3 million.

Here’s how the new tax structure looks:
• An extra 15% tax on superannuation balances between $3 million and $10 million
• 40% tax on earnings above $10 million

For those with larger super balances, these changes could affect retirement strategies and overall portfolio management.

Are you ready for the new super tax rules? How will these changes impact your planning?

There’s a small but important change coming to super contribution caps next financial year.

The concessional contribution cap, which includes employer contributions, salary sacrifice, and personal deductible contributions is expected to increase from $30,000 to $32,500.

Because the non-concessional cap is calculated as four times the concessional cap, it will likely increase from $120,000 to $130,000 as well.

While it may seem like a small adjustment, these changes can create additional opportunities for people looking to boost their superannuation.

Do you actively use your contribution caps each year?

Big changes are coming to superannuation.

The shift to Payday Super will move employer contributions from quarterly payments to each pay cycle.

On the surface, that sounds simple.

But the timing change can create an unexpected situation — where up to 15 months of contributions fall into a single financial year.

For people already contributing close to the annual caps, that could mean:

• Accidentally exceeding contribution limits
• Triggering additional tax
• Div 293 implications for higher income earners
• Bring-forward rule complications

Superannuation rules change regularly.
Understanding how contribution caps, tax rules and timing interact can make a significant difference over time.

Swipe through to see what may change.
