Budget 2026 – What has changed?
The Government has announced major changes to property tax:
✔ Existing property owners → largely unaffected
✔ New investors → fewer tax advantages
From 2027:
Negative gearing will be limited to new builds
The 50% CGT discount will change to an inflation-based system
From 2028:
New minimum 30% tax rules for discretionary trusts
👉 The focus is shifting toward housing affordability and new supply.

These changes are proposed and still need to be legislated.
