Federal Budget Update: What It Means for You…

The new Federal Budget brings a few important changes that will matter to home buyers, homeowners, investors, small business owners and families.

For workers and families, a new $250 annual tax offset will start from 2027–28, along with higher Medicare levy thresholds to ease cost‑of‑living pressure. Small businesses will benefit from the permanent $20,000 instant asset write‑off and the return of the loss carry‑back, helping improve cash flow and investment capacity.

For property buyers, the government is investing heavily in housing supply and infrastructure, aiming to make it easier for first‑home buyers to enter the market. For investors, negative gearing will be restricted to new builds from July 2027, and the current 50% capital gains tax discount will shift to an indexation model with a minimum 30% tax rate on gains. These changes may influence long‑term investment and selling decisions.
