What does a home loan review actually involve?

It’s more than a quick check of your interest rate.

A loan review looks at how your mortgage is working as part of your broader financial position, including:

• your current loan structure and features
• repayments and how they fit with your cash flow
• the equity you may have built in your property
• your current borrowing capacity
• whether your loan still supports your plans and priorities

Your circumstances may have changed since the loan was first arranged. Your income, expenses, family needs or future goals may look different, and the lending options available in the market may have changed too.

A review does not automatically mean refinancing or changing lenders. It is simply an opportunity to understand where you currently stand, identify any options worth considering and make sure your loan is still structured appropriately for what comes next.

Have an HSBC home loan? This could be a good time to review your options.

HSBC has announced it will close its retail banking business in Australia following a review. Its home and personal loan portfolio is expected to transfer to Pepper Money for servicing from the first half of 2027, subject to regulatory approval.

Rather than waiting until the transition is underway, now may be a smart time to review your current home loan, understand what alternatives are available and decide whether your existing structure still suits your needs.

You may ultimately choose to stay exactly where you are. But knowing your options now puts you in a stronger position to make that decision on your terms, rather than reacting later.

A loan review can consider your current interest rate, loan structure and features, repayments, available equity, borrowing capacity and whether your lending still supports what you want to do next.

If you currently have an HSBC home loan and would like an independent view of the options available to you, speak with Natalie and the Core Wealth Finance team.

There’s no need to rush, but there may be value in knowing where you stand.

Tax time can tell you more than whether you are getting a refund or facing a bill. It can also be a useful prompt to review your broader financial position.

Expecting a refund? Rather than letting it disappear into everyday spending, you may want to consider whether it could help you:

• reduce debt or make an additional mortgage repayment
• strengthen your savings or emergency buffer
• contribute to superannuation
• prepare for an upcoming expense
• move closer to a longer-term financial goal

Facing a tax bill instead? Planning ahead can help you manage the impact on your cash flow, understand your payment options and avoid putting unnecessary pressure on the rest of your finances.

Your accountant can advise you on your tax return and obligations. The Core Wealth team can help you look at what the outcome means for your mortgage, debt, savings, super and broader plans for the year ahead.

Supporting Our Lady of Grace School continues to be especially meaningful for the Core Wealth team.

Our connection with OLG is a personal one. Director Scott has had three children attend the school, with Heidi currently in Year 6, and Senior Financial Planner James now also has a daughter attending.

Having also served six years on the School Advisory Council, including five years as Treasurer, Scott has seen firsthand how community support can help create valuable programs, resources and events for students and families.

We’re grateful to continue our involvement with the OLG P&F Business Community as a Gold Level Sponsor and to support a school that means so much to our team and the wider North Beach community.

Could your home equity help you take the next step?

With Perth property values continuing to rise, some homeowners may have built up more equity than they realise.

That equity could potentially support your next move:

- Investing
- Renovating
- Upgrading
- Refinancing

But using equity is not something to rush into. The right approach depends on your goals, borrowing capacity, cash flow and long-term plans.

That is where a loan review can help.

Natalie can help you understand where you stand, what options may be available, and whether your current loan structure still supports your next step.

Waiting for an RBA rate cut before reviewing your home loan? You might not need to.

While interest rates are still top of mind, some lenders are competing for quality borrowers by adjusting their offers to stimulate lending.

That means now could be a smart time to review whether your current loan is still competitive.

A loan review is not just about chasing a lower rate. It is also about making sure your loan structure still suits your goals.

Whether that means improving cash flow, planning your next move, or simply making sure you are not paying more than you need to.

If it has been a while since you last reviewed your loan, now may be a good time to explore your options.

Book a call with Natalie to review your current home loan and see what opportunities may be available.

Your next property or finance decision deserves a fresh look at the numbers.

With recent Federal Budget changes, rate movements and shifting lender policies, Natalie is encouraging clients to review their borrowing capacity before making their next move.

How much you can borrow can change over time based on your income, expenses, existing debts, interest rates and the way your current loans are structured.

Whether you’re thinking about buying an investment property, refinancing, consolidating debt or simply understanding your options, a borrowing capacity review can give you a clearer picture of where you stand.

Sometimes, the answer is “not yet”. Sometimes, there are better options than expected. Either way, having the right information helps you make decisions with more confidence.

If you’re considering your next move, Natalie can help you understand what may be possible.

Thinking about buying an investment property?

With proposed changes to negative gearing on the horizon, Natalie is encouraging property investors to pause and review their numbers before making their next move.

If the changes proceed, the type of property you buy may become more important, particularly when comparing a new build with an established property.

That doesn’t mean one option is automatically better than the other. It means your decision should be based on your goals, borrowing position, cash flow, tax position and long-term investment strategy.

Natalie can help you understand how your finance structure may need to work alongside these changes, so you can make your next property decision with more clarity and confidence.

If you’re thinking about buying or refinancing an investment property, now is a good time to have a conversation.
