📌 Rental Repairs vs Capital Improvements Understanding the difference can save you at tax time! 💰

When you spend money on your rental property, it matters how you classify the expense:

🔧 Repairs & Maintenance
 Fixing a leaking tap Replacing damaged fencing ➡️ Claimed in full the same year, if the issue happened while earning rental income.

🏗️ Capital Improvements
 Renovations Structural upgrades Fixing pre-existing damage ➡️ Claimed over time:

🔹 Capital works: Claimed at 2.5% per year over 40 years 🔹 Depreciating assets: Claimed over their effective life 🔹 Initial repairs: Usually form part of the cost base for CGT (not immediately deductible)

💡 Tip: If you carry out repairs right after purchase to fix existing issues, these are usually treated as part of the cost of acquiring the property and not deductible. They may help reduce your capital gain when you sell but won’t lower your rental income now.

🚨 Important Update for Study Loan Holders 🚨

📅 New Changes to Study & Training Support Loans Now Law! 📅

Good news for study loan holders! As of 1 June 2025, a 20% debt reduction has been introduced to help ease your loan burden. Here’s what you need to know:

🔹 What’s Changing?

* A 20% debt reduction will be applied to your loan if it existed on 1 June 2025.
* The 2025 indexation will adjust to the lower loan amount after the reduction.
* Compulsory repayment threshold for 2025-26 has increased to $67,000.

🔹 How Does This Affect You?
* You will receive a notification once the debt reduction is applied to your loan.
* If you’ve made any extra repayments, you may get a refund – make sure your bank details are up to date to get it faster!

🔹 Tax Tips for the 2025–26 Year:
* Continue filing your tax return as usual – the loan reduction won’t affect the amount you report.
* If you make PAYG instalments, your instalment rate won’t change until 2026-27, but ensure it’s accurate to avoid a tax bill later on.
