Most finance concepts sound harder than they really are.

CapEx and OpEx are a perfect example.

CapEx = building for the future
Money spent on long-term assets that help the business grow over time.

Think:

• vehicles

These costs usually sit on the Balance Sheet first and may be depreciated over time.

OpEx = keeping the business running

The 2026 Federal Budget has proposed major changes to:

• Negative gearing
• Capital gains tax
• Family trust distributions
• Property investment structures

From 1 July 2027, negative gearing for residential property is proposed to be limited to newly built homes.

That means if you buy an established investment property after Budget night, you may no longer be able to use rental losses to reduce tax on your salary or wages.

Existing investment properties held before 7:30 pm AEST on 12 May 2026 are proposed to be grandfathered, so current rules should continue while you keep holding that property.

The government is also proposing changes to CGT and a 30% minimum tax rate for certain capital gains and discretionary family trust distributions.

This is where structure becomes very important.

Buying in your own name, a trust, company or SMSF can have very different tax outcomes.

But important point:

These measures are still proposed. They are not law yet and must still pass Parliament.

Before buying, selling or restructuring property, get proper tax advice.

One of the biggest tax planning mistakes we see every year?

By then, most opportunities are gone.

A personal deductible super contribution is one of the few strategies that can potentially reduce your tax bill while also building your retirement savings.

Yet many Australians either don’t know about it or leave it too late.

With only a few weeks remaining until the end of the financial year, now is the time to review:
