π WHAT IS RENTAL YIELD β AND WHY IS IT IMPORTANT?
If you're considering an investment property, rental yield is one of the key numbers to understand.
Rental yield measures the rental income a property generates compared with its value or purchase price. It can help investors compare potential properties and assess their rental income potential.
There are two main types:
π° Gross Rental Yield
Looks at the annual rental income before property expenses.
π Net Rental Yield
Takes relevant ongoing costs into account, giving you a clearer picture of the property's income performance.
For example, a property renting for $600 per week and purchased for $600,000 would generate $31,200 in annual rent β a gross rental yield of 5.2%.
But remember: a higher rental yield doesn't automatically mean a better investment. You also need to consider expenses, vacancy periods, financing costs, location, potential capital growth and your overall investment strategy.
