Federal govt's equity share scheme to be launched on 5th Dec

My take
1) Despite the 2% deposit requirement, most wont be able to buy $1M+ properties because they wont meet the 6 DTI lending requirement.
2) The announcement impact will increase demand in cheaper suburbs and cities.
3) Very few lenders will be participating. And lack of bank branches will make borrowing difficult.

𝟭𝟬𝟬𝗟𝗩𝗥 𝗹𝗼𝗮𝗻𝘀 𝗳𝗼𝗿 𝟭𝘀𝘁 𝗛𝗼𝗺𝗲 𝗕𝘂𝘆𝗲𝗿𝘀

We now have a non bank targeting first home buyers.

The key features are

1) Loan must be for at least 90lvr
2) Upto 80lvr the variable rate is 5.15% and the loan amount above 80lvr is a personal loan at a variable rate with a 15 year loan term that can be repaid anytime.
3) Applicant must have at least 2% saving for 90 days.
4) You can access services of a buyer's agent who is their business associate.

This will suit recent migrants with high income and low savings.

A client was quoted $6000 to replace the air-conditioner in their Brisbane investment property.

A property valuation ensures the home you’re buying is worth the price you’re paying. It protects both you and the lender by confirming the property’s true market value. Valuation affects your loan approval, loan-to-value ratio (LVR), and even future refinancing options. It can also highlight if you're overpaying, giving you valuable peace of mind before you commit.

𝙄𝙡𝙡𝙪𝙨𝙩𝙧𝙖𝙩𝙞𝙤𝙣 1
Our client is always on the lookout for investment opportunites. We looked at Corelogic and Pricefinder and found the indicative value to come at $1.2M. Then we looked at the valuation with their current bank. This came at a similar number. After 1 month we found that while the Corelogic and Pricefinder valuations hadn't moved, a discussion with a local real estate agent convinced us that it is worth getting a full valuation. We ordered valuations with 2 banks and expected valuation came at $1.3M. So what were the benefits for the client
1) He got 80K more that could be used whenever the opportunity came.
2) If he bought an investment property he could use this towards the deposit for the next property and also save on LMI (if required).

𝙄𝙡𝙡𝙪𝙨𝙩𝙧𝙖𝙩𝙞𝙤𝙣 2
In 2018, we had a similar situation. Major banks were valuing a Brisbane house and land package for around 440-450K. We ordered valuations with a few lenders and finally got one which gave a valuation of $505K (on contract) with a similar rate. This shopping around helped client get their first home

Normally negative gearing is not relevant to borrowing by Trusts.

However, some lenders permit negative gearing in assessment.

This is important because it may convert a decline into a loan approval.
