Selling your principal residence in Canada can be a seamless and rewarding experience when handled strategically. As the primary home where you and your family live, your principal residence may qualify for the principal residence exemption, potentially allowing you to avoid paying capital gains tax on the sale.

A few key points to keep in mind:
✅ Only one property per family unit can be designated per year.
✅ Keep records of purchase price, improvements, and sale details.
✅ Proper reporting is required on your tax return, even if the exemption applies.

Our team of accounting professionals can guide you through the rules and help ensure you maximize your tax benefits. Contact us at (250) 808-8984 to make sure your home sale is handled correctly.

On January 26, 2026 Prime Minister Mark Carney, announced the new Canada Groceries and Essentials Benefit (CGEB). This benefit plan will replace the Goods and Services Tax (GST) credit.

The CGEB will provide:
√ A one-time payment of 50% top-up in the spring of 2026
√ 25% increase over the next 5 years as of July 2026

The amount that you are entitled to is based on your income and the number of children.

According to Canada Revenue Agency's website:

"Under the proposed changes:

A single senior with $25,000 in net income would receive a one-time top-up of $267 plus a longer-term increase of $136 for the 2026-27 benefit year (total increase of $402). In total, they would receive $950 for the 2026-27 benefit year (including the top-up).

A couple with two children with $40,000 in net income would receive a one-time top-up of $533 plus an increase of $272 for the 2026-27 benefit year (total increase of $805). In total, they would receive $1,890 for the 2026-27 benefit year (including the top-up)."
