The FHSA — First Home Savings Account — is one of the most powerful savings tools the government has ever offered first-time buyers, and it’s still flying under the radar for a lot of families.

Here’s what makes it so good:

✅ Up to $8,000/year in contributions (lifetime max $40,000)
✅ Tax deduction on contributions (just like an RRSP)
✅ Tax-free withdrawals when you buy your first home (just like a TFSA)
✅ Unused contribution room carries forward to the next year
✅ Can be combined with the Home Buyers’ Plan for even more purchasing power

This week’s tip is one we wish every first-time buyer knew before they started house hunting.

Pre-approval is NOT the same as final approval.

Between the time you get pre-approved and the day you close, your lender will check your finances again. If your income dropped, you took on new debt, or your credit score changed — your mortgage could be affected.

So once you’re pre-approved? No big purchases. No new credit cards. No job changes if you can help it!

The good news: if you know this going in, it’s totally manageable. That’s what we’re here for 😊
