There is a difference between a pre-qualification and a pre-approval. And most buyers don’t know it until it costs them.

A lot of lenders have their own version of a pre-approval. The difference is that your documents are not reviewed upfront. So when you find the house and make the offer, that is when they actually start looking at your file.

Longer financing condition = weaker offer. And sometimes, a declined file after the offer is already in.

A fully underwritten pre-approval changes all of that.
