In a largely expected move today following the relatively positive inflation news, the Bank of England has kept the base rate at 3.75%.

Listening to HSBC's economist at our PRIMIS Mortgage Network "Half Time Event" yesterday, their "Good, the Bad, and the Ugly" predictions following the recent MOU and anticipated peace following on from there, suggests that "Good" is likely to see the base rate stay at 3.75% for the balance of 2026 before a possible fall in 2027.

If we are in the Bad or Ugly scenario where peace fails and global oil, energy and inflation pressures remain, base rate could be back into the 4.5% territory...

For now, we have stability and good new on the horizon...

Following a widely discussed topic of "Will they go up or not?", which is quite different from two months ago of "Will they go down and by how much?", the Bank of England has held interest rates at 3.75% for the third consecutive time.

The Bank of England has kept the base rate steady today as it weighs up the impact of higher energy prices and global uncertainty. While this brings some short-term stability for trackers, the Bank warned that future hikes may still be needed to keep inflation on track.

With inflation being led by enforced spending due to higher fuel costs rather than discretionary spending from having surplus funds, this was absolutely the right decision to emanate from the Bank today.

Happy Monday!!

We're only 10 days or so away from the main impacts of the Renters Rights Act effective from the 1st of May. If you are a landlord, do not look away as this will impact every single one of you in some way, shape or form.

I had the pleasure of spending an hour or so with Roger Morris on Friday morning who is one of the most astute mortgage industry leaders on all things Buy to Let, and in that hour or so Roger unveiled the headlines of what the Renters Rights Act means for landlords.

Roger's overviews below give only a small snippet of the detail you will need to know so if you have any questions on these aspects relating to your mortgage, your tenancy agreement, your tax or legal position - get professional advice now!

Talk to us as your Mortgage Broker, talk to your accountant for your tax position, talk to your letting agent and solicitor for your contractual and legal obligations!

Above all though, you must make sure you provide your tenant with Renters Rights Act Information Sheet by the 31st May deadline and keep evidence it's been sent and received.
