, your family & your estate from all financial risk. Using the latest technology & sourcing systems, we will review your finances from every angle leaving no stone unturned. Our fee is based on an individual basis & dependent on the loan amount and complexity of your case. Our minimum fee for a residential or buy to let mortgage is £495. This is charged in two parts with £195 payable on full mortgage application & the balance paid on completion. Our maximum fee for Specialist, Commercial & more complex case is up to 1% of the loan amount.

100% Mortgages are heading back in to the market on used and New Build properties which is great news for people wanting to get on to the property ladder. Most lenders are wanting to lock you in to a 10 or 15 year fixed rate which may not work for everyone in this instance. We have just secured an exclusive 5 year fixed rate on 100% lending. As most of you know as of 31st March, the stamp duty thresholds are due to change meaning you could go from paying zero Stamp Duty to several thousand pounds!

However, if you get an offer accepted on a property this month you have a strong chance of avoiding the increase & pushing for a March completion.

• No minimum time of residency required in the UK – most lenders ask for a minimum of one year, often two
• No minimum time remaining on visa – borrowers are often required to have at least one year remaining
