How I Got Qualified As A Financial Adviser 🌱

1. Bought the book on Regulation & Ethics and let it gather dust for years.
2. After 10 years advising on mortgages, decided 2023 would be the year.
3. Spoke to former colleagues for advice on how to get through the diploma exams.
4. Sought help from some of the best training providers in the industry.
5. Discovered the merits of 2x speed video content.
6. Made learning/revision part of my daily routine.
7. Passed all 6 diploma exams in just over three months.

THREE Unexpected Lessons I Learned When Buying My First Home.

I had just finished university, about to start a job as a mortgage adviser, so why wouldn't I want to buy a penthouse flat in Bath overlooking the river? What could go wrong?

👨‍🏫 Lesson 1. You Need A Deposit.
I clearly hadn't done enough research into the career I was about to enter! But at the time you needed at least a 10% deposit. Money I definitely didn't have... There are now options to buy with just a 5% deposit, or even none at all if your parents are wealthy enough to lend a hand.

👨‍🏫 Lesson 2. You Need A Decent Income.
This is just basic budget planning. There was no way I could have afforded the mortgage payments on my initial £1200 a month basic salary. I quickly learned that you couldn't just buy anything. And there were strict rules around how much you could borrow.

👨‍🏫 Lesson 3. You Need Someone To Tell You This Stuff.
I was fortunate to enter a career where I was paid to learn this. And trusted to help people like me (albeit with slightly more savings...) to move up the housing ladder. If you're asking questions, your friends and family probably are to.

Instead of the penthouse overlooking the river, I ended up in my own penthouse flat - well it was on the top floor - next to the train statin in Chippenham.

I've been helping people buy their homes for over a decade. And had my own firm for almost four years! If you're planning on buying in 2024, or simply need to re-mortgage, I'd love to be able to help!

5. Eat Clean, Lift More and become Chippenham CrossFit’s 2024 Most Improved CrossFit-ter. 🤫

🏡 How to get Estate Agents to want to sell to YOU!

📞 PICK UP THE PHONE!

You would be amazed at how many first time buyers hide behind emails an online enquiry forms when requesting viewings and making offers on property.

But one of the best ways to get Estate Agents on your side, so they want to sell to you, is to pick up the phone and have a good old fashioned chat over the phone.

If you're up against another first-time buyer, both of you offering the same price, who is the Estate Agent going to recommend the buyer sell to?

A first time buyer who never picks up the phone, always sends an email and uses solicitors to communicate?

Or the buyer who is always happy to talk, has built a longstanding relationship built on trust over several property viewings?

If you're not too sure how to start the conversation... use this line;

🙋‍♂️ "I've seen some properties online that caught my eye. Please could you give me some more information about [mention specific property]?"

🏡 When it comes to getting a mortgage, your choice of bank or building society for your current account doesn't always play a major role.

Sure, having a premier or wealth account with the likes of Barclays or HSBC might sometimes offer slightly better terms, but it's not a guaranteed win.

In fact, I've worked with clients who faced more hurdles due to historical issues with their bank than those who benefited from any special perks.

Remember that mate from uni who was always in a tangle with NatWest over their overdraft? Well, they might not be the first in line for a NatWest mortgage!

The key thing to remember is that mortgage options are diverse, and it's essential to explore the best deals on the market.
