**Mortgage rates today: another week, another rise šŸ“ˆ**

Here’s your UK mortgage rate update for **30 September**.

The best purchase mortgage rates are now averaging around **4.95%**, while the best remortgage rates are around **5.06%**.

But one rate really stood out this week.

The 10-year fixed remortgage rate at **95% LTV** jumped by **0.52% in just one week**, taking it above **7%**.

It’s not a particularly popular product and there’s now only one lender offering it, but the size and speed of that increase highlights the uncertainty lenders are facing.

And it’s not just the 10-year fixes. **Two-year fixed purchase rates — one of the most popular options — increased across every LTV band this week.**

There was one small bit of good news: a 5-year fixed purchase deal at 95% LTV came down slightly.

But overall, the direction is still upwards, and we’re expecting further rises over the next week, particularly on **5 and 10-year fixed mortgage rates**.

If you’re **buying a home or your mortgage deal is coming to an end**, now is a good time to understand what your options are.

Follow us for our **weekly mortgage rate updates** and stay informed on where UK mortgage rates are heading.

**First-time buyers: you might not need the Ā£25k, Ā£30k or Ā£40k deposit you think you do… šŸ‘€**

What if you could buy a home up to **£500,000 with a £5,000 deposit?**

Yes — **Ā£5,000.**

There’s a mortgage option allowing eligible first-time buyers to borrow up to **99% LTV**.

But there’s a catch: you need to meet specific criteria.

I’ve broken it all down in the carousel šŸ‘†

If you’re a **first-time buyer saving for a deposit**, trying to get onto the property ladder, or convinced you need tens of thousands saved before you can buy your first home — **this is worth a look.**

Save this post and send it to someone who’s trying to buy their first home. šŸ”
This won’t be suitable for everyone, it’s important to speak to a mortgage adviser to see if this aligns with your long term goals. Your home or property may be repossessed if you do not keep up repayments on your mortgage.

**ā€œFirst-time buyers… have you spoken to a mortgage adviser yet?ā€**

ā€œI know, I know…

You haven’t got the full deposit.
You’ve still got that credit card.
And Rightmove is currently your favourite app…

But here’s the thing.

You don’t have to wait until you’re ready to buy before you start getting ready to buy.

In fact, speaking to a mortgage adviser **6–18 months before you want to move** could give you time to understand where you are, what might be holding you back, and what you could do to improve your position.

Because getting your first home isn’t always about having everything sorted today.

Sometimes, it’s about having a strategy for getting there.

And that’s where we come in.

Our **Pathway to Property** is designed to help first-time buyers work out their route towards their own front door.

And the best bit?

**It costs you £0. Zilch. Nothing.**

So if buying your first home is a dream…

Give that dream a strategy.

And a dream with a strategy becomes a plan.

Send us a DM with ā€œNEW HOMEā€ and let’s get you started. šŸ”

We’ve all done it tbf🤣

POV: You opened Rightmove ā€œjust for a lookā€ šŸ‘€

13 properties saved āœ…
3 viewings booked āœ…
You’ve already decided which room is getting the Christmas tree šŸŽ„
You’ve mentally renovated the kitchen āœ…
You’ve picked your sofa position āœ…
You’ve told your partner ā€œI LOVE THIS ONEā€ āœ…

Mortgage affordability checked?…

āŒ Absolutely not šŸ˜‚

Before you fall completely in love with a house, it’s worth knowing what you could potentially borrow and what your monthly payments might look like.

Because the worst feeling is finding the one..only to discover the numbers don’t work.

Getting your mortgage position sorted early can also mean you can move quickly when the right property comes along.

So yes… keep scrolling Rightmove.

Just maybe check the mortgage numbers before you start choosing the Christmas tree.šŸŽ„šŸ

If you’re thinking about buying a home, speak to a mortgage adviser and get a clearer idea of your options before you start booking viewing after viewing.

Your home may be repossessed if you do not keep up repayments on your mortgage.

Mortgage availability, rates and lending criteria vary between lenders and depend on individual circumstances. Any figures or examples are illustrative only and are not a guarantee of what you may be able to borrow.

Growing your property portfolio? šŸ šŸ“ˆ

These are 3 things that can make a BIG difference:

1ļøāƒ£ **Know your numbers**
Don’t just plan for everything going right. Stress-test your numbers and consider what happens if interest rates change, costs increase or the property is empty.

2ļøāƒ£ **Treat it like a business**
If you want to build a property portfolio, surround yourself with a team of trusted experts who can support you along the way.

3ļøāƒ£ **Don’t buy a property just because you like it**
You might love the kitchen. You might love the location. But the question is… **does it make money?** šŸ’·

Property investing is about looking beyond the property itself and understanding the numbers, the risks and the strategy.
