Got a second HMRC letter about your savings interest? Check it before you pay, or you could end up paying twice.

Imagine this.

You get a letter from HMRC in the summer. You check it, and you pay.

Then a second letter arrives this winter. It says you owe even more.

Before you pay it, stop.

HMRC is sending a second round of Simple Assessment letters between October and December 2026, based on bank and building society interest. And a second letter shows your total tax for the year, including the amount you may have already paid.

Picture £600 already paid. The second letter shows £850 due in total. The real balance is £250, not £850.

Same year. Same tax. Very different payment.

Quick checklist:
✅ Look at the total on the second letter
✅ Subtract anything you’ve already paid for that tax year
✅ Spot an error? Contact HMRC within 60 days
✅ Letters dated before 31 October 2026 are due by 31 January 2027. Letters dated 31 October or later are due within 3 months of the letter date.

You don’t need to work any of this out yourself.

👉 We’ll check your HMRC letter before you pay.

Comment “LETTER” and we’ll help.

Your 5-step MTD checklist before 7 November:

1. Record every sale and expense from 6 April to 5 October in your software.
2. Check each business separately: your trade and your property.
3. Fix any errors from your first update in your records now.
4. Check the totals your software shows. No accounting or tax adjustments needed at this stage.
5. Send the update, then check your tax estimate in your software or HMRC online account.

Bonus: you can send an update up to 10 days before the period ends, but only if you don't expect any more income or expenses. Your third period ends on 5 January, so you could send it from 26 December.

Which step takes you the longest?

Had a quiet quarter? You still need to send your MTD update.

Under Making Tax Digital for Income Tax, if you had no income and no expenses in the update period, you must still send your quarterly update to tell HMRC.

And if you're a sole trader and a landlord, you send a separate update for each business: one for your trade, one for your property. The next one is due by 7 November.

HMRC won't give penalty points for late quarterly updates in 2026 to 2027, but every update still has to be sent before you can submit your tax return.

Do you run more than one income source, or just one?

Your November MTD update is not just July to October.

Every Making Tax Digital quarterly update is cumulative. Your second update covers 6 April to 5 October (or 1 April to 30 September on calendar update periods), and it is due by 7 November, which falls on a Saturday this year.

The upside: if your August update had a mistake, you fix your records and the November update carries the right totals. You don't resend the old one.

Sole traders and landlords: have you checked your figures from April yet?

Stopped trading, but still got the Making Tax Digital letter from HMRC?

From September 2026, HMRC has been signing up sole traders and landlords using the information it already holds, mainly your 2024 to 2025 tax return. So if something has changed since then, HMRC may not know: a new rental property, a new side business, or a business you have closed.

The date you stopped really matters:
- Stopped before 6 April 2026: you won't need Making Tax Digital, but you update your details in your HMRC online account and still file your 2025 to 2026 tax return.
- Stopped on or after 6 April 2026: you still send a quarterly update up to the date you stopped, and file your 2026 to 2027 return through MTD software.

When did you stop: before or after 6 April? Tell us in the comments.

Your Second MTD Deadline Is Three Weeks Away

Signed up for MTD and sent your first update in August?

Good. But that wasn’t the end of it.

Your next quarterly update is due 7 November. That’s three weeks away.

A lot of sole traders and landlords we’ve spoken to this month thought they had nothing else to do until January. They didn’t find out until we told them.

Miss a quarterly update and HMRC puts a penalty point on your record. Reach four and you’re fined £200. Miss another one after that, another £200. And those points don’t clear quickly, they can stay with you for two years.

You don’t need to work any of this out yourself.

👉 We’ll handle your MTD update for just £89.

Signed up, right software, filed on time. Done.

Own a rental property worth £2m or more? The Mansion Tax bill lands on you, not your tenant.

Here’s what landlords with high-value property need to know. 🏠

The “Mansion Tax” is officially the High Value Council Tax Surcharge. It’s due to start in April 2028 and applies to homes in England valued at £2 million or more.

📌 It’s charged on the owner, not the person living there
📌 It sits on top of normal council tax
📌 Annual charges are planned at £2,500, £3,500, £5,000 or £7,500, depending on the property’s value band
📌 It’s based on 2026 valuations, carried out by the Valuation Office
📌 Fewer than 1% of homes in England are expected to fall into scope

Reports this week say the Chancellor has ruled out lowering the threshold to £1.5m. The Treasury hasn’t formally confirmed that, so the real answer may come at the Autumn Budget on 28 October.

Here’s the part landlords often overlook. Your tenant pays the rent, but the surcharge follows the owner. That makes it a landlord cost to plan for, not a tenant bill.

📊 We help landlords keep clean digital records for Self Assessment and Making Tax Digital, and a new recurring cost like this is exactly the kind of thing that’s easier to handle when your numbers are already in order.

A few questions worth asking now:
✅ What is each of my properties likely to be valued at?
✅ Could any of them sit near a band boundary?
✅ Are my property records and ownership details up to date?
✅ How will this cost be treated in my accounts once the final rules are published?

Do you own a rental property that could be valued at £2m or more? 👀

Comment “MANSION” if you’d like help understanding what it means for your rental property.
