SCENARIO 3: Documents you'll need.

One of the most common reasons self-employed mortgage applications are delayed? Missing documents. So let's get ahead of it!

Here's what most lenders will ask for:
SA302 forms — your HMRC tax calculations (you can download these from your Government Gateway account or your accountant can provide them)
Tax Year Overviews — also from HMRC, these confirm your tax position for each year.
Business accounts — usually the last 2 years, prepared by a qualified accountant
Bank statements — typically 3-6 months, personal and business
Proof of ID and address — passport, driving licence, utility bills or bank statements.
If you're a contractor, some lenders may accept day rate calculations instead. And if you've recently gone self-employed, don't panic — we have access to lenders who will consider just
1 year of trading history.
Preparation is everything. The more organised you are, the smoother the process — and
we'll guide you every step of the way.
Got questions about what you'll need? Just drop us a message!

SCENARIO 2: What lenders actually look at for self-employed applicants

When you're self-employed, lenders don't just look at your bank balance — they dig a little deeper. But once you know what they're looking at, it's nowhere near as scary as it sounds.
Here's what most lenders want to see:
Your last 2 years of income (sometimes 1 year ).

SA302s — these are your HMRC tax calculations. Think of them as proof of your earnings.

Your tax year overviews from HMRC. Business accounts if you're a limited company director.

Your track record of consistent or growing income.
The good news? We work with lenders who look at your ACTUAL financial picture — not just tick boxes. Some even consider retained profits for limited company directors. Others
will work with just 1 year of accounts.
That's the whole-of-market advantage. We find the lender that fits YOU.

SCENARIO 1: Myth-bust: Self-employed can't get a mortgage.

This is one of the biggest mortgage myths we hear — and it stops so many hardworking people from even picking up the phone. The truth? Being self-employed does NOT disqualify you from getting a mortgage.

Lenders do look at things differently, yes — but with the right advice and the right lender, selfemployed clients get mortgages approved every single week right here at The Mortgage
Lady UK.

We're whole-of-market brokers, which means we have access to lenders who actually UNDERSTAND self-employed income — whether you're a sole trader, a director of your own limited company, or a contractor. If you've been putting off your property dreams because you thought the door was closed to
you — it isn't. Let's open it together.
Drop us a message or give us a call. That first conversation is free and there's absolutely no
obligation

SCENARIO 12 Q & A:

Common questions answered.
Thinking about using your home’s equity to invest in property but not sure it’s for you?
Let me answer the big questions 👇

“I don’t earn enough for two mortgages.” Buy-to-let affordability is assessed differently!
The rental income from the investment property counts toward the picture — your personal income doesn’t have to do it all alone 📊

“Isn’t this only for wealthy investors?” Absolutely not. Capital raising is one of the most accessible entry points into property investment — and many of our clients started this
way from scratch 💪

“I’m self-employed — does that make it harder?” Self-employed is our SPECIALITY. We know exactly which lenders assess self-employed income most fairly, and we’ll make
sure your application is as strong as it can be.

“How big does my deposit need to be for a buy-to-let?” Typically 25% minimum — but
that deposit can come from the equity you release on your existing home. That’s literally
what capital raising is for! 🙌

“What if I can’t find tenants?” We look at your full picture with sensible assumptions. The mortgage conversation and the tenanting conversation are separate — and we’ll make sure the numbers work before you commit.

Still got questions? Drop them below or send us a DM — no question is too small when
it comes to property investment!

SCENARIO 10: MAKE YOUR MONEY WORK, HOW TO DO IT.
Raising capital on your home to fund a second property involves TWO mortgage transactions. Here’s exactly how we manage both for you 🔑

Transaction 1: Remortgage your existing home. We assess your available capital and remortgage to a higher amount, releasing the difference as cash. That’s your deposit for
the next property.

Transaction 2: The buy-to-let (or second home) mortgage. Buy-to-let mortgages work differently to residential ones. Rental income projections are key — alongside your
personal income. We search the whole market for the right deal ️. Both are coordinated together.

You’ll get weekly updates from us on both cases so nothing falls through the gaps.

We work with clients who have anywhere from 1 to 100+ properties — and many started
exactly this way.

SCENARIO 9: MAKE YOUR MONEY WORK!!

You can use your existing home to help you buy your next one. Here’s what most people don’t realise 🏠➡️️
If you’ve built up capital in your current home, you can remortgage to release some of that as cash — and use it as a deposit on another property.
Buy-to-let investment. A home for a family member. A holiday let. A second home. The options are wide open!
And you don’t need to be an experienced investor to do this. We help first-time landlords with this exact strategy every single week.
What you need:

Enough capital in your current home ✅ The right affordability
✅ A broker who knows buy-to-let inside out
✅ (Hi, that’s us!)

If you’ve ever thought “I’d love to invest in property but I don’t have a deposit saved,” this could be the conversation that changes everything 💡
Send us a message and let’s explore what’s possible for you!
