If you let a property in your own name, your mortgage interest no longer comes off the rent before tax. You're taxed on the rent, then given 20% of the interest back as a credit.
For a higher rate taxpayer that's roughly £1,800 a year more tax on a typical single buy-to-let, for exactly the same cash.
The rules settled in 2020. A lot of advice online still hasn't.
